What people come to us with

You have found a property and do not know if it is clean

Before the deposit we check the nota simple: ownership, debts, encumbrances and mortgages, and whether the buildings are legal. You get the risk report before any money changes hands.

The seller is rushing you to sign the arras

We read the reservation contract before you sign. It is the first document where your money is at risk, and its terms often favour one side.

You are buying from another country

We run the purchase under a power of attorney: search, online viewings, checks, notary and registration. You do not have to come to the signing.

You are selling as a non-resident

On a sale, 3% is withheld from you. We handle the transaction and reclaim the withholding where the calculation shows it is due back.

You rent your property out and do not want the hassle

We check the contract, run long-term or licensed tourist lettings, and take over the management.

FAQ

Can I buy property remotely?

Yes: online viewings, property checks and a power of attorney for the closing - the whole process runs without you flying in. Come over just to collect the keys, or have a representative receive them for you.

What do you check before a purchase?

The owner, debts and encumbrances via the Nota Simple, legality of construction, unpaid utilities and the status of licenses. You get a report with the risks before you pay a deposit.

Does buying property give me the right to residency?

Property can be part of a residency strategy - at a consultation we will walk you through the current options for your budget and tie the purchase into your immigration plan.

What does a purchase cost on top of the property price?

Transfer tax, notary, registry and our work are added to the price. The tax depends on the region and the type of property. We calculate the full budget before you pay the deposit.

What is a nota simple and why does it matter?

It is the extract from the Land Registry: who owns the property and what debts and charges sit on it. It costs very little, and without it a purchase cannot be verified. We order it before the deposit.

Can I buy property without residency?

Yes, residency is not required to buy: you need an NIE and a bank account. Buying does not in itself grant residency, and we say so plainly.

Do I have to attend the signing in person?

No, if you grant a power of attorney. We agree the wording in advance so it covers the purchase, the registration and setting up utilities.

Do you also arrange the mortgage?

Yes. We assemble the file, apply to several banks, compare terms and bring the mortgage and the escritura to be signed on the same day.
