How to open a bank account in Spain: a guide for non-residents and residents
A Spanish bank account is needed for almost everything: rent, utilities, salary, a mortgage and residency applications. Here is a step-by-step look at what to gather, where to go and where a foreigner hears "yes" - and where you will have to battle compliance.
- A non-resident will most often need a certificado de no residencia; a resident needs the NIE/TIE and proof of income or address (empadronamiento).
- The most foreigner-friendly classic banks are CaixaBank and Sabadell; BBVA and Santander are stricter and depend heavily on the branch.
- Neobanks (Wise, Revolut, N26) open remotely and without an NIE, but are no good for a rental deposit or a mortgage and often risk a freeze on unusual transactions.
- Remote opening and opening by power of attorney are possible, but require correctly legalised documents and an understanding of compliance procedures.
- The main causes of refusals and freezes are an incomplete package, an unclear source of funds and sanctions screening; a well-prepared dossier removes them.
Why you need an account and the difference between resident and non-resident
Without a local account, life in Spain quickly hits a wall. A Spanish IBAN is where rent and utility payments (domiciliación) are set up, along with salary, autónomo payments, insurance, the children's school and the mortgage. Many legalisation procedures - from a residency application to proving financial means - are also easier with an active account and a history of movements.
The key dividing line runs between resident and non-resident, and it affects not just the document package but the account type:
- A non-resident is someone without a residence permit in Spain (for example, a property owner, an investor, someone still preparing the move). They are opened a cuenta de no residente. A certificado de no residencia is often required - a police certificate confirming the person is not a resident.
- A resident is someone with an NIE/TIE and legal residence status. They get the standard cuenta de residente with the full range of services and, as a rule, friendlier terms.
A separate category is Ukrainians with protección temporal status. In practice banks usually treat them as temporary residents and open the account under the standard resident procedure.
Documents: what non-residents and residents should prepare
The exact list depends on the bank and the branch, but the core set is predictable. Better to arrive with too many papers than to come back a second time.
The basic non-resident package
- Passport - the original and copies of all data pages.
- Certificado de no residencia - the non-resident status certificate (issued by the police, valid for a limited period). Some banks arrange it themselves for a fee.
- Proof of income and source of funds - account statements, a salary certificate, a tax return from your country of residence. Benchmark: history for the last 3-6 months.
- Proof of address - a rental contract, a utility bill or an address abroad.
- FATCA/CRS tax forms - the tax residency declaration the bank will ask you to fill in on the spot.
The resident package
- NIE/TIE - the foreigner identification number and the resident card.
- Empadronamiento - the certificate of registration at your address.
- Proof of income or employment - an employment contract, statements; for autónomo, the activity registration.
- Passport and completed FATCA/CRS forms.
If documents were issued outside Spain, the bank may require their legalisation (apostille) and a sworn translation (traducción jurada). This is a frequent cause of delays, so prepare the translations in advance.
Which banks are foreigner-friendly
Attitudes to foreign clients vary widely - and even within one bank a lot is decided by the specific branch and manager. Below are benchmarks for the big players.
| Bank | Friendliness to foreigners | Notes |
|---|---|---|
| CaixaBank | High | Programmes for foreigners, a multilingual interface, often a same-visit opening with a passport, NIE and address. |
| Sabadell | High | Works actively with foreigners, especially in Catalonia and on the Costa Blanca. |
| BBVA | Medium | Opening is possible, but document requirements are stricter, with enhanced checks for certain nationalities. |
| Santander | Variable | Depends heavily on the branch; convenient for those planning a mortgage. |
There is no universal answer: the same bank in a tourist region can prove more flexible than in a small town. So it makes sense to check the requirements of the specific branch in advance rather than walking in blind.
Neobanks without an NIE: Wise, Revolut, N26
If you have no NIE yet and need an account urgently, digital services come to the rescue. Wise, Revolut and N26 open remotely, with a passport and a selfie, usually without an NIE and without a branch visit. Convenient at the start: get a European IBAN, receive a transfer, pay the first bills.
But this solution has hard limits:
- Landlords often refuse to take the deposit and rent payments on a neobank account.
- Such accounts do not work for a mortgage - the lending bank wants to see a classic account with history.
- On unusual operations (a large transfer or one with an unclear source) the account can be frozen pending checks - the same compliance rules as in banks apply.
- Not all state and local services handle domiciliación to a neobank correctly.
The working scheme: open a neobank for the transition period, and in parallel prepare the documents and arrange a classic account as soon as you have an NIE and an address.
Opening remotely or by power of attorney
Coming to a branch in person is not always an option. There are two legal workarounds.
- Remote opening. Some banks and almost all neobanks let you open an account online with video verification. At classic banks this format is more often available to existing clients or for specific products (a property purchase, for example), and the document set stays the same.
- By power of attorney (poder). A representative opens the account under a notarised power of attorney. If it is drawn up abroad, an apostille and a sworn translation are needed, and the wording must expressly permit opening the account and operating it. Mistakes in the text of the power of attorney are a frequent ground for refusal.
Both options work but demand care: the bank verifies identity, the source of funds and the correctness of the authority granted. Better to agree the format and the document list with the bank before the notary drafts the power of attorney.
Compliance, freezes and fees
The main difficulty in opening an account today is not bureaucracy but compliance. Banks are obliged to verify the origin of money (AML and KYC rules), and for certain nationalities enhanced procedures apply because of the sanctions regime. This is normal practice, but you need to prepare for it.
Why banks refuse or freeze an account:
- an incomplete or contradictory document package;
- an unclear or unconfirmed source of funds;
- a large transfer right after opening with no explanation;
- sanctions and reputation screening by nationality and counterparties;
- mismatches between the application form and the documents.
How to reduce the risk: assemble a dossier proving the origin of the money in advance (a property sale, salary, dividends), fill in the forms without discrepancies, avoid sharp unusual operations in the first weeks, and keep the transfers and correspondence about the source of funds to hand.
On fees there are no universal figures - they depend on the bank, the tariff and whether you meet the conditions (regular salary income, for example). As a guide, servicing a non-resident account and arranging the certificado de no residencia are usually paid, while for residents who meet the conditions account maintenance is often free. Always verify the exact amounts with the specific bank before opening.
How to choose a bank for your task
Choosing an account is not about the best-known bank but about your specific task. A short guide:
- Need an account urgently, no NIE yet - start with a neobank (Wise, Revolut, N26) as a temporary solution.
- Buying property as a non-resident - a classic bank with a programme for foreigners and the certificado de no residencia; clarify the remote opening format in advance.
- Relocating and already a resident - a resident account at a friendly bank (CaixaBank, Sabadell), with an eye on salary, domiciliación and a future mortgage.
- Planning a mortgage - choose the bank you will borrow from and build the account history early.
- Running an autónomo or an SL - separately check the business account terms and the link to your accounting.
In practice what decides the outcome is not the brand but the quality of document preparation and knowing exactly what the compliance team of the specific branch expects. This is where people who walk into a bank unprepared most often lose time and collect refusals.

Frequently asked questions
Yes, with caveats. Neobanks (Wise, Revolut, N26) open remotely without an NIE. At a classic bank a non-resident more often opens a cuenta de no residente with a passport and a certificado de no residencia, but for a full resident account and most long-term tasks the NIE will be needed.
It is a police certificate confirming that a person is not a tax resident of Spain. It is often required to open a non-resident account. The document is valid for a limited period; some banks arrange it themselves for a fee.
In our experience CaixaBank and Sabadell are the most flexible with foreigners, especially in tourist regions. BBVA and Santander also open accounts, but the requirements are stricter and depend heavily on the specific branch and manager.
As a temporary and supplementary solution, yes: a fast European IBAN with no bank visit. But for a rental deposit, a mortgage and some state payments they usually do not work, and on unusual operations the account can be frozen.
Yes. Remote opening is available at neobanks and some classic banks, usually with video verification. Under a notarised power of attorney (poder) a representative opens the account; if the power of attorney is drawn up abroad, an apostille and a sworn translation are needed, and the text must expressly permit opening an account.
Most often because of an incomplete document package, an unclear source of funds, large unusual transfers right after opening, and sanctions screening by nationality. The risk is reduced by a dossier on the origin of the money prepared in advance and by careful, consistent forms.
